Let’s talk fire doors..
In the UK, commercial fire door regulations are primarily governed by the Regulatory Reform (Fire Safety) Order 2005.
For commercial premises, there is a legal distinction between a fire-rated door (designed to contain fire) and a fire exit door (designed for rapid escape).
1. Core Requirements for Commercial Fire Doors
Fire Rating: Most internal doors must be FD30 (30-minute) or FD60 (60-minute), depending on the building’s fire strategy and risk assessment.
2. Self-Closing: Must have a certified self-closing device to ensure the door remains shut, unless held open by an electromagnetic retainer linked to the fire alarm.
3. Seals & Gaps: Intumescent seals (which expand when heated) and smoke seals must be fitted. The gap between the door and frame should typically be 2mm–4mm.
4. Signage: Permanent blue “Fire Door Keep Shut” or “Fire Door Keep Locked” signs must be displayed on both sides at eye level.
